Manhattan, NY Arrow Real Estate Advisors  structured a $15.7 million loan modification for a three-property multifamily portfolio on the Upper East Side. The transaction was secured through the portfolio’s existing lender, a prominent nonprofit multifamily lending institution.

The advisory team was led by Morris Betesh, founder and managing partner, Alex Bailkin, senior vice president, and Andrew Rosenberg, analyst.

The $15.7 million modification is backed by a 36,963 s/f portfolio encompassing 72 multifamily units. Situated in one of New York City’s most supply-constrained submarkets, the portfolio continues to experience intense tenant demand and excellent proximity to Manhattan’s primary employment and transit hubs.

“This modification reflects both the quality of the underlying real estate and the continued resilience of the Upper East Side multifamily market,” said Betesh.

“By working collaboratively with the existing lender, we were able to structure a solution that provided our client with the flexibility and certainty needed to position these assets for long-term success.”

The newly negotiated structure directly aligns with the borrower’s evolving ownership strategy while preserving highly favorable financing terms. Despite broader macroeconomic shifts, the successful execution highlights strong institutional lender confidence in stabilized, well-located New York City residential real estate.

Arrow Real Estate Advisors managed all components of the negotiation, reinforcing the firm’s specialized capability in navigating complex capital structures and delivering customized debt solutions.
