Olmstead Properties brings Luckin Coffee to Hudson Square’s 180 Varick St.

Manhattan, NY Olmstead Properties has signed Luckin Coffee to a new 10-year, 1,200 s/f retail lease at 180 Varick St., bringing one of the country’s fastest-growing coffee brands to the base of the firm’s historic Hudson Square office building.
Luckin Coffee will replace a neighborhood pizzeria and deli that had occupied the storefront for more than 40 years before its longtime owner retired. The new café reflects Olmstead’s continued focus on enhancing the tenant experience by introducing an amenity that serves both office tenants and the surrounding neighborhood.
Steven Marvin of Olmstead Properties represented ownership in the lease transaction. Although the terms of the transaction were not disclosed, asking rent for the available retail space at the building is $150 per s/f.

180 Varick St. has been owned by the Rosenblatt family since it was developed in the 1920s by Sam Rosenblatt’s great-grandfather, making it Olmstead Properties’ longest-held asset. Today, the property is home to a diverse roster of creative and professional tenants, including leading architecture firms, post-production companies, marketing agencies, AI companies and on-air talent for Disney, whose global headquarters is located two blocks south in Hudson Square, reflecting the neighborhood’s evolution into one of Manhattan’s premier creative office districts.
In addition to the new retail offering, Olmstead is preparing the next phase of leasing opportunities at the property. The company plans to launch a new collection of three prebuilt office suites beginning on the eighth floor, with thoughtfully designed spaces ranging from approximately 2,300 s/f to more than 5,500 s/f.
In addition, the building can offer up to 75,000 s/f of contiguous space with a private entrance on Charlton St. and a dedicated elevator, creating an ideal “building within a building” opportunity for a tenant seeking a distinct identity and exclusive access.
