SL Green Realty signs two leases covering 56,674 s/f at 1185 Avenue of the Americas

Manhattan, NY SL Green Realty Corp. completed two office leases totaling 56,674 s/f at 1185 Avenue of the Americas. The transactions include a 29,166 s/f renewal and expansion lease with Ryan Specialty LLC and a new 27,508 s/f lease with Solil Management, LLC.

International specialty insurance firm Ryan Specialty signed a 10-year renewal and expansion lease, growing onto the entire 38th floor from its previous 12,803 s/f space on part of the 23rd floor. The tenant was represented by Howard Grufferman, Catherine Soderquist and Ryan Barr of Colliers International. The landlord was represented by Brian Waterman, John Fanuzzi, Brent Ozarowski, David Waterman and Kevin Sullivan of Newmark.

Separately, property management company Solil Management signed a new 5.5-year lease covering the entire 10th floor. Each party represented itself.

Located on the Avenue of the Americas between 46th and 47th Sts., 1185 Avenue of the Americas is a 1.1 million s/f office tower featuring a renovated lobby, elevator cabs, and corridors. The property offers direct access to Rockefeller Center via an underground concourse and is near distance of Bryant Park, Grand Central Terminal, Penn Station and the Port Authority Bus Terminal.
