Legion Investment Group and EJS Group unveil The Greenwich Spire
Manhattan, NY Legion Investment Group and EJS Group revealed KPF as the architect with interior design by Leroy Street Studio for their upcoming luxury boutique condominium, The Greenwich Spire. Located at 11 West 13th St., just off Fifth Ave., the building will feature 34 residences, with the majority offering private outdoor space, and rise 500 ft., offering views of the city from the historic neighborhood of Greenwich Village.

Defined by its slender profile and exceptional height-to-unit ratio, the KPF-designed building prioritizes privacy, exclusivity, and contextual sensitivity while preserving the neighborhood’s rich character. Designed with a modest approach, the façade is composed of blade cut brick, stone, and metalwork in a unified tone, creating a quiet yet sophisticated presence that complements the area’s historic nature. The entrance is framed by fluted cast-stone pillars and textured gray masonry, leading into a rare covered porte-cochère. A system of vertical piers draws the eye upward, intersecting with the building’s terraces to create a balanced architectural rhythm. Loggias introduce dimensionality to the façade while allowing for corner exposures in many of the residences.
“Greenwich Village has always possessed a rare quality — an intimacy that somehow coexists with the grandeur of the city around it,” said Trent Tesch, AIA, KPF design principal. “With The Greenwich Spire, we sought to honor that duality — from the handcrafted texture of the blade cut brick facade, which roots the tower in the warmth and craft of the neighborhood, to its slender, setback crown, which claims its place among the most timeless buildings in the Manhattan skyline.”
“For the interior of the building, we focused on materials and custom pieces that bridge the intimate scale of handmade materials with the generosity of expansive spaces with high ceilings and abundant lighting,” said Sybille Schneider, director of interiors at Leroy Street Studio.
Located west of Fifth Ave.’s gold coast in Greenwich Village and offering sweeping views of the West Village and the Hudson River beyond, The Greenwich Spire places residents at the center of one of Manhattan’s most enduring neighborhoods — a place of tree-lined streets, abundant green spaces, and a human scale that has defined this corner of the city for generations. For those who will live here, it offers something increasingly rare in New York: a true sense of place.
This development builds on Legion Investment Group’s focus on architecturally ambitious, design-forward development in Manhattan’s most significant neighborhoods. The firm recently launched sales at 1122 Madison Ave., a boutique collection of 26 residences on the Upper East Side designed by Studio Sofield, where 85% of residences are now under contract, representing over $400 million in sales. In downtown Manhattan, Legion is also developing 38 Gramercy Park East — the first ground-up condominium on Gramercy Park in nearly a century — and 550 West 21st St., a waterfront residential development in West Chelsea.
Sales at The Greenwich Spire are expected to launch later this year and will be exclusively led by Corcoran Sunshine Marketing Group. Construction completion is slated for mid-2028.
