Manhattan, NY AmTrustRE executed a 41,000 s/f lease extension and expansion at 260 Madison Ave.with Marcus & Millichap. The lease underscores the property’s value and central location, and reflects confidence in AmTrustRE’s plan to reposition the asset to meet the needs of today’s tenants.

260 Madison Ave. is a 22-story, 570,000 s/f office building situated in Midtown, near Grand Central Terminal. Following the acquisition of the property in December 2025, AmTrustRE unveiled plans to transform the building’s exterior, sense of arrival, and lobby, along with introducing a new amenity space on the second floor.
Renovations of these spaces are expected to be complete in 2027.
Marcus & Millichap, the preeminent commercial real estate investment brokerage and capital markets services firm in North America, added over 5,000 square feet to its existing office footprint, now occupying the full 9th floor and a portion of the 10th floor at 260 Madison Ave.
260 Madison Ave. is AmTrustRE’s second major acquisition in the Grand Central neighborhood of Midtown following the purchase of 360 Lexington Ave. in late 2024. AmTrustRE’s portfolio of New York City commercial real estate assets is now approaching three million square feet citywide, and includes high-quality office assets such as 250 Broadway, a 31-story office tower overlooking City Hall Park; 59 Maiden Lane, a 43-story tower in the Financial District; and 203 Jay Street, a boutique commercial property at the nexus of DUMBO, Downtown Brooklyn, and Brooklyn Heights.
