The Malin signs long-term lease for entire floor at GFP Real Estate’s 10 Astor Place

Manhattan, NY GFP Real Estate said thatThe Malin, a hospitality-driven workspace operator, has signed a long-term lease for the entire fifth floor at 10 Astor Place in NoHo.

The Malin will occupy 19,400 s/f at the historic office property under a lease term of 15 years. The company plans to transform the full floor into a design-led workspace destination featuring private offices, dedicated desks, meeting rooms and hospitality-focused amenities.

As part of the project, The Malin will also redesign the building’s lobby, extending its distinct design language beyond the fifth floor. Together with the fitness amenity located below, the new workspace will contribute to a more cohesive ecosystem of work, wellness and community within the building.

David Kaye and Neith Stone of GFP Real Estate represented ownership, GFP Real Estate, in the transaction. John Mears of Rue represented The Malin, which is expected to take occupancy in the first quarter of 2027 following completion of its custom build-out.

This marks The Malin’s eighth location in New York City, totaling 171,4000 s/f. The brand was founded with the goal of creating workspaces that foster productivity and connection through elevated interiors and personalized service,with a growing portfolio of locations across New York, Boston, D.C., Savannah, Nashville, Austin, San Francisco, Orange County and Park City. The company’s member-focused model combines private office space,accessible shared workspace, and meeting facilities with intentional design and hospitality services.

Originally constructed in 1910 by architect Griffith Thomas, 10 Astor Place is a seven-story, 156,000 s/f neo-Grecian building that was originally built as a factory and printing facility. Occupying the southwest corner of Astor Place and Lafayette St., the boutique building offers exposure on all sides and features loft-style floor plates, high ceilings and arched windows that flood the interiors with natural light, while preserving the building’s historic character.
