Rechler Equity unveils Greybarn Patchogue rental community

Brookhaven, NY Rechler Equity Partners celebrated the opening of its newest rental community: Greybarn Patchogue. A ceremonial ribbon-cutting attended by Town of Brookhaven supervisor Dan Panico, and other local elected officials, community organizations, and business leaders was held to mark the unveiling of this residential development. This project represents the latest investment in bringing much-needed housing opportunities to the greater Patchogue community.
Greybarn Patchogue, which is now welcoming residents, is a rental community that captures the energy of one of Long Island’s most vibrant downtowns while maintaining the comfort and charm of a neighborhood setting. Located on Main St. and near local restaurants, shops, and cultural destinations, the development offers residents a blend of walkability, convenience, and community-focused living.
“Greybarn Patchogue is about delivering a living experience that feels familiar and authentic to Long Islanders,” said Mitchell Rechler. “We wanted to create something that reflects the way people here actually live today, where you have space, comfort and a real sense of community, all in a location that keeps you connected to everything around you. This is not just another rental, it’s a place that feels like home.”

Greybarn Patchogue builds on the continued success of Rechler Equity Partners’ Greybarn brand, following the launch of Greybarn Amityville, which has remained nearly fully occupied since opening in 2016. The Patchogue development represents the next step in expanding a residential concept designed specifically for Long Islanders, with plans already underway for Greybarn Bay Shore, the next community in the growing portfolio.
In addition to new housing, the project delivers benefits for the surrounding community, including the donation of a 1.01-acre parcel to the Patchogue Arts Council for a new arts center that will serve as a hub for exhibits, performances, and community programming. Built on a 3.4-acre site formerly home to the Mediterranean Manor, the development also includes eight affordable units through an agreement with the Brookhaven Industrial Development Agency, helping expand access to housing for Long Islanders. The project also features inclusionary housing units specifically designed for adults with developmental disabilities, as well as a unit reserved for veterans housing.
Greybarn Patchogue features 91 units, including one and two-bedroom apartment homes with bright, open layouts designed to maximize light and comfort. Each residence showcases versatile color palettes, dark walnut vinyl flooring, and selected finishes throughout. Residents will have modern conveniences including Nest Learning Thermostats and in-unit washer and dryers, offering a level of comfort that sets a new standard for rental living.
Throughout the property, shared spaces are designed to fit naturally into residents’ daily lives. Indoor amenities include a resident lounge, community kitchen, billiards area, cinema room, 24/7 fitness center, private workspaces, a podcast studio, golf simulator, and dedicated package and storage areas, creating opportunities to unwind, focus, or connect at any time of day.
Outdoor spaces are equally considered, offering green areas, outdoor grilling stations, swimming pools, bark parks, a community garden, and fire pits. ChargePoint electric vehicle charging stations are also available, supporting a more convenient and forward-thinking lifestyle.
