2026 Developing Queens: NYC DOT at HUB LIC

Queens, NY Following the successful lease-up of a majority of HUB LIC in Long Island City, Metropolitan Realty Associates is now undertaking a major capital improvement program at the 345,000 s/f industrial property located at 47-25 34th St.

The repositioning follows a major long-term commitment from the New York City Department of Transportation, which signed a 20-year lease for approximately 212,000 s/f at the property, including industrial, office and parking components. The transaction brought occupancy at HUB LIC to approximately 72% and reinforced demand for large-scale, flexible industrial space within New York City.

MRA is now investing approximately $28 million in upgrades designed to modernize the building’s infrastructure and operational capabilities. Improvements include all-new HVAC systems, sprinkler replacement, plumbing upgrades, security systems, telecommunications infrastructure, renovated bathrooms and office areas, upgraded locker rooms and warehouse facilities, EV charging capabilities and parking garage improvements. The renovation program is focused on interior and systems modernization rather than exterior changes.

HUB LIC continues to attract tenants seeking industrial space with immediate access to Manhattan, major highways and public transit. The property offers 17- and 21-ft. ceiling heights, heavy floor loads, large floor plates, multiple loading docks and drive-in bays, and abundant on-site parking.

Approximately 60,000 to 105,000 rentable s/f remains available for lease.
