2026 Developing Queens: Roofing Project and Solar PV at Southridge Cooperative Section I

Queens, NY NYCEEC provided an $800,000 Multifamily Express Green (MEG) Loan to support a 373-kW rooftop solar project at Southridge Cooperative Section I, a 360-unit residential co-op in Jackson Heights. Spanning six buildings, this project is part of ongoing efforts to manage operating costs and improve building performance at this property.

Following a recent roof efficiency upgrade as part of the NYC CoolRoofs initiative in 2024 — including the installation of a new white GAF TPO cool reflective roof by Elite Waterproofing and Roofing, a certified commercial roofing contractor — the installation of 657 solar panels by Voltaic EPC is expected to further offset approximately 30% of the co-op’s electricity consumption. Because the building is master-metered, the solar generation will offset consumption in building common areas and individual shareholder units.   

The system is projected to generate about 440,000 kWh in its first year, delivering an estimated $80,000 in annual utility savings. It also positions the co-op to avoid some of the potential Local Law 97 penalties they expect to face, estimated at up to $70,000 by 2030, by lowering overall emissions.

Southridge Cooperative Section I is part of a Naturally Occurring Retirement Community (NORC), with many long-term residents aging-in-place, as is located within a designated disadvantaged community. By reducing shared energy costs and helping to stabilize ongoing expenses, the project supports the financial sustainability of a cooperative community while advancing building decarbonization goals.
