2026 Ones to Watch - Industry Leaders: Brendan Herlihy, CBRE
Executive Vice President
CBRE
“Colleagues and clients widely respect Brendan as a trusted and highly effective advisor, known for combining data driven insight, strategic thinking, and relentless execution to deliver tailored solutions that address complex real estate objectives.”
What recent accomplishment or initiative are you most proud of, and what impact did it have on your firm, clients, or community?
I am proud to have been part of the CBRE team representing Universal Music Group in its 336,000 s/f HQ relocation to PENN 2. This complex transaction required a highly coordinated execution that will create a dynamic, modern workplace for UMG, while also delivering specialized studio environments and a flagship retail presence at the entrance to Madison Square Garden. This transaction will help UMG redefine not only where music is made in New York but also how artists and fans experience it.
What advice would you share with emerging professionals striving to become future leaders in commercial real estate?
Try to take advantage of the opportunities that are in front of you. Focus on the things that you can control and deliver a great work product irrespective of the audience. Exposure will help you to develop your own style, and also create new opportunities. Consistency compounds and will pay dividends over time.
What is one major challenge you’ve overcome as a leader, and what did it teach you?
Competition is a foundational challenge within the brokerage business. Being able to differentiate yourself both within the CBRE platform, where the depth of talent is exceptional, and the broader market requires demonstrated performance across every dimension: value-add strategic advisory and analysis, excellent service delivery, and flawless execution. I have been fortunate to learn from the best that long-term growth will come from consistent effort and respect for the right process.
How do you inspire, motivate, or mentor others within your organization?
Mentorship can be most meaningful when it meets motivated young people where they are, even before they are looking for guidance. Years ago, a college student interning at an events company sent me a cold email. I was not the right target, but her writing stopped me. I convinced her to join CBRE’s summer internship program despite limited exposure to or interest in real estate, and she converted to a full-time role the following year. She has grown into one of the group’s most promising young analysts.
What daily habit or routine helps you stay focused or motivated as a leader?
My young family keeps me focused and efficient at work, in order to be present when I’m not.
What book, podcast, or app has most influenced your approach to leadership?
New York, New York, New York by Thomas Dyja, for a perspective on the city’s constant evolution.
Who has had the greatest impact on your career or leadership journey?
Countless CBRE mentors, plus an early education from Penn State’s legendary wrestling coaches.
