Hempstead IDA gives preliminary approval to benefits for proposed transit-oriented apartments
Hempstead, NY Fred Parola, chief executive officer of the Town of Hempstead Industrial Development Agency (IDA), has given preliminary approval to a package of economic development incentives to a proposed transit-oriented apartment building in Baldwin.
The IDA, meeting on March 24, approved the benefits to 2150 Grand LLL, of Uniondale, which plans to replace existing buildings totaling 11,000 s/f on three-quarters of an acre, and develop a five-story building comprising 58 market-rate apartments steps from the Baldwin LIRR station. The project will also include a community room and 609 s/f of retail space.
The project is subject to further review by the IDA, a public hearing was held April 7 for final approval.
The development company behind the $20.8 million project is owned by Randy Narod and Joseph Anzalone, co-founders and owners of the Long Island Bagel Cafe chain.
In January, the Hempstead Town Board approved placing the property in the Baldwin Mixed‑Use Zoning Overlay District, whose primary goal is to facilitate private investment, public benefits, and economic development within downtown Baldwin.
The project will generate 1.5 full-time-equivalent workers after completion and 75 construction industry jobs.
“This project will replace outdated buildings on the site, bring much-needed quality rental housing to the town, and contribute to the revitalization of Downtown Baldwin,” said Parola.
