Platinum Commercial finalizes VCT Holdings five-year deal at One Seaport Plaza

Manhattan, NY Platinum Commercial, the commercial arm of Platinum Properties, negotiated a 35,454 s/f office lease for VCT Holdings at 199 Water St., also known as One Seaport Plaza, located in the Seaport District. The financial services firm signed a five-year lease for the entire 10th floor, representing an expansion within the property and further reinforcing sustained leasing momentum in the downtown office market.

VCT Holdings has signed a five-year lease at an asking rent of $40 per s/f for the entire 10th floor of the 35-story tower. The full-floor office features wraparound natural light and views of the East River. Platinum Commercial’s Steven Evans represented the tenant, while the sublandlord, Frank Recruitment Group,  INC, was represented by Seth Hecht of JLL.

The property is home to a oster of notable tenants, including Allied World, Seaport Entertainment Group, Arch Labs, and WeWork. Its location offers access to the Fulton St. transportation hub, with multiple subway lines including the A, C, J, Z, 2, 3, 4, and 5 trains and the NYC Ferry at Pier 11/Wall Street nearby. The property is also surrounded by a mix of cultural attractions and dining and entertainment destinations, such as the East River Esplanade, Pier 17, Carne Mare, and The Fulton, among others.
