2026 Developing Long Island: Suffolk County IDA Cornerstone at Kings Park

Smithtown, NY Currently under construction, The Cornerstone at Kings Park is bringing new life to a long vacant property in downtown Kings Park. Located at 30 Indian Head Rd. next to the Long Island Railroad station, the $22 million transit-oriented development will deliver much needed housing in the heart of the community.

With support from the Suffolk County IDA, the project will transform the site into a three-story apartment building featuring 46 residential units, along with underground parking. The development is designed to strengthen the downtown while giving residents convenient access to transit, local businesses, and the surrounding neighborhood.

Led by Terwilliger & Bartone Properties in partnership with Tanzi Properties LLC, the building will offer a mix of studios, one-bedroom apartments, one-bedroom units with home office space, and two-bedroom apartments. Five of the units will be offered at affordable rates to help expand housing opportunities in Kings Park. Residents will enjoy modern finishes such as stainless-steel appliances, quartz countertops, and in-unit washers and dryers, along with amenities including a fitness center, club room, and secure entrances.

“This development will bring much needed housing to the community and generate almost $2 million in public benefits over 15 years,” said Kelly Murphy, executive director and CEO of the Suffolk IDA.
