GFP Real Estate leases 8,995 s/f to Legal Services NYC at 349 East 149th St.
Bronx, NY GFP Real Estate, LLC made known that Legal Services NYC has signed a new 15-year, 8,995 s/f office lease extension at 349 East 149th St. The long-term lease expands and consolidates the nonprofit’s footprint within the building.
Legal Services NYC will occupy a full floor plus a portion of the seventh floor, allowing the organization to bring operations together on contiguous space as it continues to grow. The newly leased space was previously occupied by Volunteers of America.
The landlord, Cougar II Associates, LLC, was represented by Alphie Toro and David Kaye of GFP Real Estate. The tenant was represented by Scott Sloves, Christopher Mansfield and Courtney Hughson of CBRE. Legal Services NYC also owns the top two floors of the building and maintains additional office space at GFP Real Estate’s 40 Worth St. in Manhattan.
“By working collaboratively with both sides, we were able to help Legal Services NYC consolidate its operations while allowing ownership to create larger, highly functional office space that is in short supply in the neighborhood,” said Toro. “It’s a transaction that aligns tenant growth with smart asset repositioning.”
Located at the corner of East 149th St. and Courtlandt Ave., 349 East 149th St. is a historic 10-story, 89,000 s/f building constructed in 1927 by Starrett & Van Vleck. Known as the Busher Building, the property features ground-floor retail and professional office space above, natural light, on-site parking, and access to the 2 and 5 subway lines one block away.
