Manhattan, NY Global Holdings in partnership with woman-owned real estate company MAG Partners, have released an exclusive and limited collection of top floor homes within luxury residential tower, Anagram Turtle Bay.

Designed to emphasize the light views from the upper floors of the 23-story rental building, the ‘Residences From The Top’ collection offers a mix of 46 high design homes amongst studio to three-bedroom apartments. ‘Residences From The Top” apartments feature windows that flood each home with natural light, framing city views; elevated ceiling heights; White Oak Style flooring; in-unit washers and dryers, and smart home features.

This new offering also encompasses ‘The Terrace Collection’—six residences with private outdoor space. Demand for these homes has been strong.

“Capitalizing on our tremendous leasing success to date within Anagram Turtle Bay — and the continued demand for larger units within the building — ‘Residences From The Top’ is an elevated living experience defined by extraordinary light, air, and panoramic views that shape and enrich every interior moment,” said Gilmartin. “Living at the top of Anagram Turtle Bay means experiencing New York City at its very best.”

“The continued demand we’re seeing at Anagram Turtle Bay reflects the broader strength of the Anagram portfolio,” said Josh Feder, senior vice president, head of investments, Global Holdings. “Renters have consistently responded to Anagram’s distinct, hospitality-driven living experience. At Anagram Columbus Circle, we achieved a full lease-up in less than a year, and we’ve seen strong demand across every location. ‘Residences From The Top’ builds on that momentum, offering a limited opportunity within a brand that continues to outperform.”

Located at 300 East 50th St. at the corner of 50th St. and Second Ave., Anagram Turtle Bay comprises 194 luxury apartments. Its Midtown East location offers access to multiple subway lines and is in proximity to both Central Park and the East Midtown office district—one of the largest job centers in the city. The entire ground floor will be home to Serafina Mare, the first-ever Serafina’s restaurant spinoff with a special menu focused on seafood, set to open in Fall 2026.

Anagram Turtle Bay fosters a strong indoor/outdoor connection with integrated green spaces that bring garden culture to life. The approach creates homes that feel grounded in their environment while offering a peaceful retreat from the urban pace. Amenities include three floors of stylishly composed offerings designed to elevate every aspect of city life. This includes a Fitness Lab with cross training, cardio and strength training options — enhanced by a custom mural installation by artist Jing Hu, whose vibrant, motion-inspired aesthetic adds energy and creative dimension to the space; a garden and its lounge including an apertivo bar, study and library for work or socializing; a Serafina Mare special menu and room service; media lounge with fireplace; and the 24th floor rooftop — a showstopper with sun loungers and grilling stations and panoramic views of the city skyline.

Anagram Turtle Bay is MAG Partners’ third New York City residential development and Global Holdings’ fourth building in its growing Anagram collection, which now includes Anagram Gowanus in Brooklyn — the fifth Anagram to date.
