Manoff and Cohen of GVA Williams brokers 92,000 s/f lease for ALM at 120 Bdwy.

GVA Williams, has completed a lease with ALM who signed a ten-year lease for 92,000 s/f at The Equitable Building, located at 120 Bdwy. The media company, which publishes major national magazines such as The American Lawyer and Real Estate Forum and is part of Incisive Media, will use the space as its headquarters. Asking rents in the building are in the low $40s per s/f.
The space at 120 Bdwy. will be used to consolidate the firm's four current Manhattan locations at 345 Park Ave. South, 105 Madison Ave., 333 Seventh Ave. and 270 Lafayette St. The space, located on the fifth and sixth floors, will be builtout to reflect a modern, open floor plan. The firm will move into the building on a rolling schedule from July through September of 2008.
Leon Manoff, executive managing director of GVA Williams, and Michael Cohen, chairman of GVA Williams executive committee, represented the tenant. GVA Williams has worked with ALM since 1999 on space acquisition and disposition, lease administration and nationwide transaction management.
"GVA Williams has had a long and intimate relationship with ALM. We were familiar with ALM's needs when it decided to consolidate its space," said Manoff. "ALM was in search of a modern, open floor plan to allow creativity and collaboration, and 120 Broadway is the perfect fit. Additionally, Downtown Manhattan is a particularly desirable location for ALM, with its ease of transportation and location in the heart of the Wall Street area."

The Equitable Building is a national and city landmark, considered to be one of the architectural gems of Manhattan.
When the 40-story building was completed in 1915, it was the world's largest office building. Its size led to the passage of the city's first zoning regulations in 1916, which restricted the height and bulk of buildings and assured the penetration of light and airto the streets below.
Tenants in the building include offices of the New York State Attorney General and many financial and professional firms.
ALM is an integrated media company, focused on the legal and business communities. ALM owns and publishes 33 national and regional magazines and newspapers, including The American Lawyer, Corporate Counsel, The National Law Journal and Real Estate Forum. The company is one of North America's largest producers of conferences and trade shows for business leaders and the legal profession.
