Marcus & Millichap brokers $7 million sale of West Village mixed-use property
Manhattan, NY Marcus & Millichap negotiated the $7 million sale of 304 Bleecker St., a mixed-use walk-up property in the West Village.
John Stewart and Dylan Torey, investment specialists in Marcus & Millichap’s Manhattan office, exclusively marketed the property on behalf of the seller, HUBB NYC, and procured the buyer, a private investor.
“The robust pricing achieved in this transaction underscores the unabating demand for buildings in the West Village particularly on Bleecker St.,” said Torey. “High-quality, well-located assets without historic rent regulation like 304 Bleecker continue to fuel buyer competitiveness even in a selective capital environment.”
Located on Bleecker St. between Grove St. and Seventh Ave. South, the property features approximately 3,965 s/f and 20 ft. of frontage in the Greenwich Village Historic District. The unit mix includes a 1,550 s/f ground-floor retail space occupied by Joe & the Juice under a corporate-guaranteed lease through Dec. 31, 2032. The upper floors feature four renovated free-market apartments. The property is near Washington Square Park and New York University and is surrounded by West Village retail, dining and nightlife, with access to multiple subway lines.
