Manhattan, NY Tishman Speyer has been selected to provide management services at the Hippodrome, the 21-story tower at 1120 Ave. of the Americas in Midtown. As part of the assignment, ElevatedNY, the four-floor coworking and move-in-ready office concept at the Hippodrome, also will join the Studio by Tishman Speyer portfolio.

Through the partnership between Edison Properties, Gottesman Real Estate Partners and Tishman Speyer, Speyer will be responsible for property management with a particular focus on operational excellence and hospitality best practices. The partnership also will support Hippodrome’s customer engagement program. Studio, Tishman Speyer’s flexible workplace platform, will manage ElevatedNY, following the firm’s integrated approach to managing flexible workspace and amenities as part of a cohesive, full-building experience.

“Our family and companies are proud to partner with the world-class management team at Tishman Speyer,” said Andy Gottesman, a principal of 1120 Avenue of the Americas. “We expect this will enhance our five decades of ownership and maintain the Hippodrome for many more years as a sought-after destination for top tenants in Midtown.”

Gottesman also said that family ownership, whose hallmark has been daily engagement with customers, will remain fully involved at the property in partnership with Tishman Speyer.

The Hippodrome is the latest addition to Tishman Speyer’s growing third-party property management business. An owner and operator of 87 million s/f of Class-A assets across 40 markets, Tishman Speyer’s third-party asset services business leverages its expertise in property management, asset management, leasing, design and construction, and hospitality. “We’re excited to work with Edison Properties to position the Hippodrome for continued success,” said Tishman Speyer managing director Lenny Sciascia. “Our team brings an owner-operator mindset, deep local expertise, a commitment to hospitality, and a vertically integrated platform to help partners enhance performance, elevate the customer experience, and unlock long-term value.”

Once the site of the largest and most successful theater in New York City, the historic Hippodrome was later transformed into a 615,000 s/f office tower. Edison Properties acquired the site in 1978 and later completed a modernization that incorporates a glass curtain wall, a two-story lobby, all new building infrastructure, and top-quality amenities.

The Hippodrome features light-filled workspaces and full-service amenities ranging from on-site parking and event space to conference facilities and several food options. Located just one block from Midtown’s beloved Bryant Park, the Hippodrome is surrounded by the best dining, shopping and entertainment venues. Customers benefit from immediate access to several subway lines, as well as proximity to Grand Central Terminal, Port Authority and Penn Station.
