Bluefish establishes 17,050 s/f headquarters at Columbia Prop. Trust’s 315 Park Ave. South

Manhattan, NY Bluefish has established its first permanent headquarters at 315 Park Ave. South, Columbia Property Trust’s Midtown South office building.

The leading AI marketing platform for Fortune 500 companies, Bluefish moved into 17,050 s/f of prebuilt space across the entire eighth floor in late January. The prebuild features pantry, reception, and break-out areas for employee collaboration, a series of private offices with floor-to-ceiling glass along the East 24th St. window line, a 14-person board room, two conference rooms and space for over 80 workstations. All finishes reflect a new, high-end building standard designed by Spectorgroup.

315 Park Ave. South is now 90% leased.

A range of prominent technology and finance firms maintain an office presence at the 332,000 s/f Flatiron District tower, where only the ninth and tenth floors remain available for lease. Columbia is building out the ninth floor to feature a mix of private workspaces, open seating and a hospitality-inspired pantry.

Other notable office tenants include AI platform Harvey, which expanded its presence in the building in 2025, financial software firm PitchBook and Amazon. The building’s street-level retail is fully leased by luxury fitness chain Equinox, sandwich-concept Counter Service, and Just Salad. Tatte Bakery & Café is also set open to its first New York location at the base of building in early 2026.

Columbia recently completed a refresh of the tower’s lobby, which now features a biophilic design, planted landscaping, lounge seating, stylish artwork, modern finishes and comfortable furniture. Columbia has instituted a series of technology and operational enhancements that emphasize occupant health, wellness, and safety, earning the building ENERGY STAR, WELL Health-Safety, LEED Gold, and WiredScore Gold certifications.

315 Park Ave. South provides transit access and is within walking distance to Madison Square Park, Gramercy Park, and a wealth of upscale food options, hotels, and shopping. The building blends classic exterior architecture with modern building systems.
