Jack Resnick & Sons inks two new leases at One Seaport Pl.

Manhattan, NY Jack Resnick & Sons negotiated two new relocation agreements totaling 92,038 s/f at One Seaport Plaza, its 35-story office tower located at 199 Water St.

Fintech firm Arch, Inc. signed a 73,581 s/f lease encompassing the entire 30th and 31st floors of the property.

In addition, law firm Cohen Milstein Sellers & Toll PLLC signed on for 18,457 s/f on part of the building’s 21st floor. The firm will move its New York City office in the second quarter of 2026.

Jack Resnick & Sons was represented in the lease transaction by an in-house team of Brett Greenberg and Adam Rappaport, as well as by John Cefaly, Ethan Silverstein, Stephen Bellwood and Rachel Rosenfeld of Cushman & Wakefield. Evan Algier and Eric Hazen of Cushman & Wakefield represented Arch. Chase Gordon of Transwestern Real Estate represented Cohen Milstein.

With these two agreements, Resnick secured more than 220,000 s/f of transactions at its 1.1 million s/f downtown tower in 2025. Other notable tenants at 199 Water Street include Allied World Insurance, Seaport Entertainment Group, Seneca Insurance Company, Foster Garvey, Forte Capital Group, Brownstone Agency and WeWork.

Resnick has made plans to renovate One Seaport Plaza’s lobby, which will soon feature European oak paneling designed to accentuate the light-filled atrium lobby’s granite finishes and original, artwork by Frank Stella. Resnick will also install a new lounge and seating areas for tenants and guests in both the main and rear lobbies of the building.

Built in 1984 and located at the gateway to the Seaport District, One Seaport Plaza at 199 Water Street has achieved LEED certification from the U.S. Green Building Council; a WELL Health Safety rating; Wired Certified Platinum for excellence in internet connectivity; and the EPA’s Energy Star certification. 199 Water St. is a walk to all major lower Manhattan subway lines, and the Pier 11 ferry service. The property is adjacent to the The Seaport and Pier 17.
