Watershed signs 15,180 s/f lease at GFP Real Estate’s 440 Lafayette St.

Manhattan, NY GFP Real Estate said that Watershed Technology, Inc. has signed a new three-and-a-half-year lease for 15,180 s/f — the entire fifth floor — at 440 Lafayette St. in NoHo. The platform’s new lease brings the three-building Lafayette-Astor complex — which includes 440 Lafayette St., 10 Astor Pl., and 740 Bdwy. — to full occupancy.

“Reaching full occupancy across the Lafayette-Astor complex is an important milestone for us,” said Neith Stone of GFP Real Estate. “Bringing three distinct buildings to 100% occupancy in today’s market reflects the strength of these assets, the long-term vision for the complex, and the consistency of our leasing and management strategies. Watershed’s lease marks a fitting close to that effort.”

Stone of GFP Real Estate and Newmark’s Robert Silver, Anthony Sciacca and Brittany Silver represented the landlord, GFP Real Estate. CBRE’s Sach Zarba and Conor Krup represented the tenant. 

Watershed, which will use the premises for general and executive offices, is expected to relocate from Hudson Square in February 2026. The space was previously occupied by the Civic Entertainment Group, which relocated to the floor below. Watershed’s current client list includes Airbnb, Carlyle Group, FedEx, Visa, Dr. Martens, and others. In 2024, Watershed secured $100 million during a Series C funding round, at a $1.8B valuation.
