Lendlease welcomes residents to The Riverie
Brooklyn, NY Lendlease, a real estate and investment group, and joint venture partner Aware Super, one of Australia’s largest pension funds, welcomed its first residents at The Riverie in Greenpoint. Now leasing for immediate occupancy, the all-electric building brings 834 rental residences, nearly 13,000 s/f of retail and Riverie Park, a new 18,000 s/f waterfront park, to one of the city’s most dynamic neighborhoods.
Located at 18 India St. (also known as 1 Java St.), The Riverie spans an entire city block with two residential towers rising 37 and 20 stories atop a six-level podium. Residences range from studios to three-bedrooms and include apartments, penthouses and duplex townhomes. Thirty percent of homes are designated as affordable housing. Select layouts feature private terraces, balconies or street level entrances inspired by Brooklyn brownstone stoops. Interiors showcase oversized windows with skyline and riverfront views from Midtown to Downtown Manhattan across to DUMBO and Williamsburg along the East River.
Anchoring the development along the East River is Riverie Park, a new segment of the Greenpoint esplanade. Designed by James Corner Field Operations, the landscape architecture practice that designed The Highline, the park restores a section of the shoreline with native plantings. As a community amenity for both residents and neighbors, the park connects directly to the India Street Pier, offering a seamless ferry ride to Midtown Manhattan and the Financial District
“With strong leasing momentum and interest, we’re excited to welcome the first residents to The Riverie that offers waterfront living and blends elevated comfort and convenience,” said Layth Madi, SVP, director of Development Management and Operations, New York, Lendlease. “Since day one, we’ve been driven to create a residential experience that connects people to their homes, community, and the vibrancy of the Greenpoint neighborhood—and it’s deeply fulfilling to see that vision come to life.”
Residents have access to an extensive indoor and outdoor amenity offering, totaling more than 130,000 square feet. Highlights include coworking suites with conference rooms and phone booths; a two-story fitness center with yoga studio, sauna and recovery spaces; a creative suite including a speakeasy lounge, music and podcast studios, a chef’s kitchen and a children’s playroom. Outdoor amenities range from landscaped courtyards and a fitness deck to grilling stations and a rooftop pool, heated by the building’s geothermal system. Everyday conveniences include a 24-hour lobby concierge, pet wash, secure bike storage and on-site parking.
“As one of the world’s largest pension funds, our commitment is to deliver the strongest, long-term returns for our 1.2 million members,” said Alek Misev, Aware Super head of property. “The Riverie is a prime example of how strategic partnerships with world class developers such as Lendlease, and sustainable investment can create vibrant communities while generating strong returns. By investing in innovative developments like The Riverie, we’re not only supporting the growth of dynamic neighborhoods but also ensuring our members benefit from forward-thinking, resilient assets which can stand the test of time.”
Pioneering new standards for sustainable design, The Riverie includes a vertical closed-loop geothermal system comprised of 320 boreholes beneath the site, the largest of its kind in New York State and among the largest of any high-rise residential building nationwide. Together with the building’s all-electric design, the geothermal system is expected to cut carbon emissions from heating and cooling by more than 50% compared to a conventional residential building.
