BLDG Management launches leasing at The Orchard
Long Island City, NY BLDG Management Co., Inc., a full-service, vertically integrated real estate investment, management and development firm, marked the official launch of leasing at The Orchard, one of the tallest and most architecturally significant new rental tower in Long Island City.
Rising 823 ft. and comprising 824 residences, including 576 market-rate rental homes and 248 affordable homes, the 70-story tower introduces a new standard for luxury living in one of New York City’s fastest-growing neighborhoods. The Orchard combines architecture, amenities, outdoor experiences and views at a single, full-block address.

Located at the intersection of Orchard St. and Jackson Ave., the tower offers 360-degree skyline views and was designed to bridge Long Island City’s industrial past with its creative and modern present. Designed by Perkins Eastman, the façade features brick, glass and metal with vertical articulation that references the neighborhood’s architectural heritage. The site was formerly home to the American Steel Wool Building and later served as a film distribution hub, history that now informs the tower’s contemporary identity. When illuminated, the crown will serve as a prominent addition to the city skyline.
Interiors by McCartan complement the exterior with a refined industrial-modern aesthetic. Residents enter through an elevated arrival sequence and covered porte-cochère into a dramatic double-height lobby accented by tailored orchard murals, natural materials and sculptural detailing.
The Orchard offers studio-to-three-bedroom residences across four collections: The Residences, The Terrace Collection, The Premier and Penthouse Collection and The Sky Collection. Homes feature open layouts, high ceilings and oversized windows, with select residences offering private balconies or terraces. Kitchens include solid-surface countertops and backsplashes, stainless steel appliances with Samsung gas ranges, two-tone custom cabinetry and in-unit laundry. Bathrooms feature tiled walls and floors, illuminated mirrors and integrated floating sinks. Homes also include programmable climate control, pre-wired Wi-Fi and solar shades throughout, with blackout shades in bedrooms.
Each residential floor incorporates one of four corridor color themes — red, blue, yellow or green — allowing residents to select an environment that reflects their personal style while maintaining cohesion throughout the building.

Amenities span more than 100,000 s/f across multiple floors. At the center is a 60,000-s/f landscaped Backyard on the third floor, designed by Hank White of HMWhite, featuring an apple orchard, resort-style pool with cabanas, three pickleball courts, a running track, yoga deck, great lawn, outdoor media screen, barbecue grills, fire pit, playground and dog park.
The Fieldhouse includes a fitness center with Technogym equipment, boxing studio, Pilates and movement spaces, a full-size indoor basketball court and an aquatic center with lap pool, hot tub, steam room and sauna. Additional amenities include coworking spaces, screening rooms, a podcast studio, arcade and game rooms, and the 70th-floor Sky Lounge with panoramic views, fireplace and full-service kitchen.
The building offers a 24-hour attended lobby, services powered by LIVunLtd, a covered porte-cochère and a two-story garage with 207 parking spaces available for rent. Additional features include bike storage, package and refrigerated storage, resident storage units and a dog wash facility. The Orchard also includes 14,550 s/f of retail space along Jackson Ave., expected to open in late 2026.
The Orchard is being constructed by Triton Construction, with Thornton Tomasetti serving as structural engineer. An on-site leasing office and eight model residences are now open for tours.
