As I assume the role of chair of BOMA New York this January, I am honored to lead an organization that has been instrumental in shaping my own career, as well as the careers of countless commercial real estate professionals across New York. My journey through this industry — from Texas to Florida, Georgia, and ultimately New York — has reinforced a fundamental truth: our industry’s greatest asset is not the buildings we manage, but the people who manage them.

In 2026, the BOMA New York Board and I will prioritize what I believe is the defining challenge of our time: attracting, educating, and retaining the talent that will drive our industry forward.

Over my 15 years with Cushman & Wakefield, managing more than three million s/f across 500 locations in North America, I have witnessed firsthand the transformative power of professional development and continuing education. The industry credentials I earned — Real Property Administrator (RPA), Certified Property Manager (CPM), and LEED Accredited Professional (LEED AP) — did not simply enhance my resume; they fundamentally changed how I approach property management. These designations equipped me with the technical expertise and strategic perspective necessary to deliver meaningful results for clients and tenants alike.

This is the value proposition we must clearly communicate to the next generation of commercial real estate professionals. Today’s emerging leaders are tech-savvy, deeply invested in sustainability and social impact, and eager to build careers aligned with their values. They want to build with us, not simply work for us. Our responsibility is to create pathways that support their success while proactively addressing the skills gap that threatens our industry’s long-term vitality.

BOMA New York is uniquely positioned to meet this challenge through our robust educational and mentorship initiatives. Our partnership with the Building Owners and Managers Institute (BOMI) provides access to industry-recognized designations, including Real Property Administrator (RPA), Facilities Management Administrator (FMA), and Systems Maintenance Administrator (SMA). Our mentorship program connects emerging professionals with seasoned leaders, fostering meaningful guidance and relationship-building that accelerates career growth.

Additionally, our scholarship program — established in 1988 — helps remove financial barriers to professional advancement.

These initiatives are not simply programs; they are investments in our industry’s future. As chair, I am committed to expanding these offerings and ensuring that every BOMA New York member has access to the resources they need to advance their expertise and achieve their professional goals. By prioritizing talent development, we strengthen individual careers, elevate organizational performance, and ensure that New York’s commercial real estate community continues to set the global standard for excellence.

Sharon Hart, RPA, CPM, LEED AP, is chair of BOMA New York.
