January 27, 2026 - Owners Developers & Managers

Brooklyn, NY According to The Domain Companies, Hey Clay, a pottery studio, and Gowanus Marketplace, a grocer, have opened at 420 Carroll, the first mixed-income building developed through the 2021 Gowanus Neighborhood Rezoning. The two businesses offer a retail environment for residents and the Gowanus neighborhood.

Gowanus Marketplace, a premier grocery store owned and operated by Shogy Saleh, will offer residents and locals a wide variety of local and organic foods, sandwiches, salads, freshly squeezed juice, smoothies, and a cafe. Gowanus Marketplace occupies 2,250 s/f of retail space on the ground floor of 420 Carroll.

Hey Clay is a community-oriented pottery studio in Gowanus. The studio, founded by Cauvery Patel, will offer classes and memberships for new and seasoned potters. The studio is approximately 1,750 s/f.

Adam Joly at Igloo brokered both leases on behalf of ownership while MCD Retail brokered the deal for Hey Clay and Tower Brokerage represented Gowanus Marketplace.

“As Gowanus continues transforming, there is an opportunity to create important community infrastructure through dynamic retailers who represent the spirit of the neighborhood,” said Joly.

“At Igloo, we strive to facilitate strong connections between businesses, spaces and communities, which is what we have done at 420 Carroll with Hey Clay and Gowanus Marketplace. These wonderful new additions to the neighborhood complement the offerings at 420 Carroll, and we are excited that they are now open to the community.”

The development team is in discussions with various potential retailers to fill the buildings’ remaining retail space with an optimal spread of offerings, creating a unique waterfront retail corridor and a public plaza for residents and the entire neighborhood to enjoy.

Located at 420 Carroll St. on the Gowanus waterfront, the 360 home development comprises a 21-story tower and an adjacent 16-story tower connected by a subterranean tunnel so residents can access amenities in both buildings. Residents will have access to The Shop Workspace, which offers coworking space, offices and affordable art studios, a lounge, multiple outdoor greenspaces including a public plaza, a fully-equipped fitness center, a children’s playroom, onsite bike storage, and the MyDomain suite of resident services offered at all Domain properties.

Designed by FXCollaborative and with interiors by Alan Mainer Studios, 420 Carroll is over 75% leased. Domain Companies’ affiliate Good Company is overseeing residential leasing from an onsite office, offering studio to 3-bedroom residences.

420 Carroll is conveniently located two blocks from the Union Street R train subway station, ensuring easy access to the city. It is close to Carroll Gardens, Boerum Hill, Park Slope, and Downtown Brooklyn, which is within walking distance.
