District 15Fifteen is now more than 65% leased

Parsippany, NJ Stanbery Development Group, Claremont Development and PCCP LLC, developers of District 15Fifteen, reports the transformative mixed-use redevelopment has confirmed more than 65% of the nearly 60,000 s/f of high-end retail space is now leased. Pierson Commercial Real Estate is the exclusive leasing agent for the town-center style property that includes three luxury, amenity-rich residential buildings along Route 10 in Morris County’s town of Parsippany. 

This latest surge in activity adds seven new leases, for a total of 12,849 s/f in finalized commitments, solidifying an already dynamic mix of dining, beauty, health and wellness tenants. Currently, one prime food & beverage (F&B) space remains, totaling 1,834 s/f.  Other leases with essential service and retail providers are also currently in process, with commercial availability ranging from 1,447 s/f to 7,358 s/f.

District 15Fifteen’s retail component has seen rapid activity, driven by its integrated mixed-use concept, visibility and accessibility along Route 10. The location serves a residential base of 152,000 people and a daytime population exceeding 220,000 within a five-mile radius, catering to the area’s upper-income consumer base.

The lineup of confirmed tenants now includes full-service dining, fast-casual concepts as well as fitness and service providers, such as:

  • Dining: O’Bagel (1,600 s/f), Pure Green (1,039 s/f)  and Home Town Creamery (1,260 s/f) join Kura Revolving Sushi Bar, Burton’s Grill & Bar, Meximodo, Al-Basha and Haraz Coffee House.
  • Fitness/Service: The Yard Gym (2,839 s/f), Discover Strength (1,831 s/f), Yoga Six (2,229 s/f) and Jetset Pilates (2,051 s/f) join Moxie Salon and Beauty Bar.

The Pierson Commercial and Stanbery leasing team, led by vice president Ryan Starkman and Stanbery partner Marc Hays, confirmed that the project’s dining and lifestyle retail component are on track to deliver space to tenants this year. Business openings are projected for the spring and summer of 2026.

“Anchored by strong retail and residential leasing, District 15Fifteen is transitioning from a vision into Morris County’s newest significant mixed-use development,” said Hays. “The rapid absorption of retail space, especially the dining and entertainment anchors, advances our strategy to curate a best-in-class tenant mix that serves the surrounding trade area, local residents and our District 15Fifteen residents. Starkman further highlighted the team’s continued thoughtfulness regarding the limited remaining retail space. “The speed at which our F&B spaces were leased, with only one unit remaining, speaks volumes about the scarcity of this type of premium, integrated mixed-use development,” he said. “We remain committed to a mindful retail lease-up strategy, focusing on tenant categories that will enhance District 15Fifteen’s high-quality roster of businesses.”

The team is actively seeking a pizzeria or Italian-dining concept to occupy the final F&B unit, thereby completing the diverse culinary offerings. In addition to the final F&B space, District 15Fifteen is targeting a luxury jeweler to anchor the last corner unit, which boasts a prime end-cap location along Route 10.

The overall redevelopment is continually taking new shape. Smyth at District 15Fifteen (Building A), the first residential building with 262 units, remains strong with a greater-than 75% lease up. Momentum also is accelerating with the successful lease launch of Mason East, offering a luxury 55-and-older lifestyle community, with move-ins beginning now. The third and final residential building, Mason, is anticipated to come online for leasing by winter 2025-2026.

Apartment-home floorplans include studio, one- and two-bedroom layouts ranging from 554 to 1,240 s/f. Residents enjoy amenities including fitness centers, two swimming pools, a sports simulator and lounges, co-working spaces, children’s playrooms and pet spas.

Upon completion of the entire project, District 15Fifteen will feature a pedestrian-friendly town-square-style footprint with 58,600 s/f of retail and restaurant space, 498 luxury apartment rentals and a Residence Inn by Marriott.
