Mad Restaurant Group brings Casa Louie to Waterline Square
Manhattan, NY According to GID Development Group, Mad Restaurant Group will open a second Casa Louie location at Three Waterline Square. The classic Italian restaurant will occupy 3,300 s/f in the former Empellon Space, with an anticipated opening in spring 2026.
Following the success of its original location in Hudson Yards, Casa Louie will bring its approach to classic Italian dining to the Upper West Side waterfront in a nautical-inspired space by designer Sarah Carpenter.

Mad Restaurant Group operates a portfolio across New York City, with 34 dine-in and delivery locations spanning 14 brands. Other restaurants operated by Mad include Friedman’s, Kossar’s and Suram.
Waterline Square is a, 2.2 million s/f mixed-use waterfront development along the Hudson River on the Upper West Side. The project features 1,131 condominium and rental residences across three architecturally distinct towers designed by Richard Meier, Kohn Pedersen Fox, and Rafael Viñoly. Surrounded by restaurants, curated retail, and a three-acre landscaped park, the development offers more than 100,000 s/f of amenities, including the exclusive Waterline Club.
The transaction was brokered by Atlantic Retail’s Joe Mastromonaco, Peter Lyons and Colleen Morrissey on behalf of the landlord. The tenant was represented by Lee & Associates’ Peter Braus and Brad Schwarz.
