Passing the torch: A reflection on leadership and the future of BOMA New York - by Patrick Dolan

As I prepare to conclude my tenure as chair of BOMA New York’s board of directors at the end of this month, I find myself reflecting on two years that have been both challenging and deeply rewarding. Serving this organization and representing New York City’s commercial real estate community has been one of the greatest honors of my professional career. As I pass the chair role to an exceptional leader, I am filled with gratitude for the opportunity to contribute to both an industry and organization that have given me so much.

These past two years have reinforced what I have always believed: that our industry’s strength lies not just in the buildings we manage, but in the people who bring those properties to life every day. From advocating for sustainability and energy efficiency to embracing technological innovation, from prioritizing workplace wellness and hospitality to investing in professional development and workforce training, BOMA New York members have consistently demonstrated their commitment to forward-thinking leadership.

A central focus of mine has been cultivating the next generation of industry leaders. Our work within our Emerging Leaders program has created meaningful connections between seasoned professionals and those beginning their careers. These relationships are essential, not just for the sharing of knowledge, but to continue building the collaborative culture that defines our industry.

We have also undertaken significant work in retooling our committees to ensure they remain aligned with the evolving needs of our membership. This organizational renewal positions BOMA New York to respond effectively to new challenges while maintaining the strong foundation that makes us who we are.

One of my proudest achievements has been our work in relaunching the Skyscrapers for Life program in partnership with New York Blood Center. This initiative, which brings our community together to save lives through blood donation, exemplifies the broader impact our industry can have beyond building operations. Watching properties across New York City compete to make a difference in their community has been a powerful reminder that we are not just managing real estate, but that we are serving people.

The challenges facing our industry remain significant. Workforce development continues to be our main priority, and as BOMA International president Mary Lue Peck has emphasized, we must invest in professional development more than ever before, and I look forward to continuing to contribute to this cause through my participation in our mentorship program. As I mentioned earlier, this was an important aspect of my chairmanship and will continue to be a priority of mine after the end of my term. The next generation wants to build with us, not just work for us, and organizations that embrace a collaborative approach will be best positioned for long-term success.

It is with tremendous confidence that I hand the chairmanship to Sharon Hart, RPA, CPM, LEED AP. Sharon brings exceptional credentials and experience to this role as an integrated facilities manager with Cushman & Wakefield, overseeing more than three million s/f of real estate across 500 locations in North America. Her diverse background managing commercial portfolios for major clients and her previous leadership as president of the Greater New York Chapter of IREM demonstrate her deep understanding of our industry’s complexities.

Sharon’s impressive list of industry honors, including BOMA New York’s Pinnacle Award for Manager of the Year, Corporate Facility of the Year, and IREM’s CPM of the Year, speaks to her commitment to top-tier operational management. Her service as vice chair of the board of directors, member of the executive committee, BOMA International’s Finance and Strategic Planning Committees, and her instrumental role in the creation of BOMA New York’s Women’s Leadership event has already made her an invaluable contributor to our organization. 

As she prepares to become BOMA New York’s second female chair, Sharon shared her vision for the organization: 

“My priority for BOMA New York in 2026 is to continue strengthening unity across our membership. We collectively represent millions of square feet throughout the city, and our influence is impactful when we speak with a unified voice on the issues that matter most in the industry- whether it’s workforce development and education, advancements in building technology and operational efficiency, or driving greater value for tenants. My focus will always be on serving our members and ensuring BOMA New York remains the premier resource and advocate for commercial real estate professionals in this market.”

Sharon understands what our members need and has the vision to lead BOMA New York into its next chapter.

As I transition from chair to past chair, I remain committed to supporting Sharon and continuing my involvement in this organization that has shaped my career. To the BOMA New York staff, board members, committee volunteers, and most importantly, our members: thank you for your trust, dedication, and partnership. Together, we have advanced our industry and strengthened our community. Under Sharon’s leadership, I am confident that BOMA New York will continue to set the standard for commercial real estate. 

The best is yet to come.
