Jack Resnick & Sons welcomes two new retailers to 315 Hudson St.

Manhattan, NY Jack Resnick & Sons will be welcoming two new retailers to 315 Hudson St., its 10-story, 500,000 s/f neo-classical office building anchored by Google.

Joe & the Juice, the café and juice bar, is set to take over a 3,274 s/f corner space at Hudson and Vandam Sts. in the coming months. This is the brand’s 31st NYC location.

Furniture store From the Source and its design studio, FTS Studio, will open its Hudson Square showroom in 5,881 s/f along the building’s Hudson St. frontage, next door to fast-casual restaurant sweetgreen. From the Source will open during the first quarter of 2026.

Jack Resnick & Sons was represented in both transactions by an in-house team of Brett Greenberg and Adam Rappaport. Henry Rossignol of CBRE represented Joe & the Juice. There was no broker on behalf of From the Source.

Resnick’s street-level retail program at 315 Hudson is now fully leased.

A former manufacturing building, Resnick acquired 315 Hudson in the 1960s and redeveloped it into a creative office environment, which helped jumpstart Hudson Square’s transformation into a hub for some of the world’s leading technology, science and media companies. Its anchor tenant Google occupies 380,000 s/f of offices, conference, dining and outdoor space in the fully-leased building.
