Developing Long Island: The Grove Apartments

Brookhaven, NY The Grove Apartments (The Grove) is a three-building, 55-unit mixed-use development in East Patchogue (400 E. Main St.) delivering affordable and supportive housing alongside nearly 1,000 s/f of ground-floor commercial space, to be leased to local nonprofits or small businesses, to activate the Village of Patchogue downtown area. 

The unit mix targets workforce households and supportive residents: 21 one-bedroom, 28 two-bedroom and six three-bedroom apartments, with 17 units reserved for tenants who will receive on-site support services through New Ground, Inc. Rents will be income-targeted (roughly 50%–90% of area median income). 

Designed as part of Brookhaven’s East Patchogue revitalization, the $33.75 million project replaces a blighted parcel and adds resident amenities including a community room, fitness room, children’s playground, laundry, mailroom, management office, on-site parking with EV charging, and planned solar PV to serve residences and retail. 

The Grove aims to increase housing affordability, support community services, and strengthen downtown walkability providing pragmatic, transit-oriented housing that complements local economic revitalization efforts.
