GFP Real Estate signs a 5,130 s/f seven-year lease
Manhattan, NY According to GFP Real Estate, LLC, Architectural Partnership Atelier (APA), a MBE firm that has provided comprehensive services in architecture, planning and interior design for more than 36 years, has signed a seven-year lease for 5,130 s/f of general and executive office space on the fifth floor of 200 Varick St. in Hudson Square.
Jeffrey Gural and Rhonda Singer of GFP Real Estate represented the landlord, 200 Varick Street DE LHC LLC, and the tenant, APA, in the direct lease transaction.

A tenant for more than 30 years, the new lease marks a significant expansion for APA, which previously occupied a 2,345 s/f space on the fifth floor at the building. APA’s new space was occupied by Carver Edison Inc.
Built in 1927 and designed by architect Frank S. Parker, 200 Varick St. is a 12-story, 490,000 s/f office building located in Hudson Square. The property features oversized windows with four exposures; new mechanicals; and brand-new elevators with a lobby boost system, increasing efficiency and reducing wait times. Major tenants at the building include Film Forum, AHRC New York City, Reservoir Media, Omnicom Group, and Neufeld Scheck Brustin Hoffmann & Freudenberger, LLP, among others. 200 Varick St. offers access to the 1 train, located at the building’s doorstep, as well as the C and E trains on nearby Spring Street.
