December 5, 2008 - Shopping Centers
According to CB Richard Ellis (CBRE), the company has recently completed retail leases totaling 417,982 s/f. CBRE also represented Mercedes-Benz USA in replacing its existing flagship dealership with a new, 332,982 s/f facility at 770 11th Ave. The new dealership is expected to be operational by 2011. Michael Laginestra, vice chairman, CBRE, arranged the transaction with Michael Geoghegan, vice chairman, and Joan Meixner, senior vice president. Located between 53rd and 54th Sts. on the borough's West Side, the new facility is under development by Two Trees Management Co. LLC, replacing an existing, smaller facility on 41st St. and 11th Ave. near the entrance to the Lincoln Tunnel. When completed, the new dealership will be one of the firm's largest in the country, and include 39,236 s/f of first-floor show room and office space, 28,918 s/f of mezzanine space, with the remainder set in three below-grade levels averaging 90,000 s/f each. The project was designed by TEN Arquitectos. CBRE also arranged 85,000 s/f of retail and garage leases at the Manhattan House on behalf of O'Connor Capital Partners. Among the 30,000 s/f in long-term, ground-floor transactions leased at 200 East 66th St., CBRE signed tenants Lululemon Athletica, ALDO Shoes, Staples Express, and reconfigured space for Madame Paulette. In addition, CBRE arranged a long term lease with Icon Parking Systems for the building's entire 55,000 s/f parking garage. Gary Trock, senior vice president, CBRE, arranged the leases with Edward Goldman, executive vice president. According to Trock, signing these retail garage and commercial tenants enabled O'Connor Capital to sell the retail condo component to Madison Capital. Manhattan House is a five-building, 22-story residential complex located between Second and Third Aves., currently undergoing a $1.1 billion condominium conversion.
