Bohemia, NY Hastings Capital recently completed a full-scale repositioning of 1268 Smithtown Ave. transforming an aging 1970s-era building into a modern, highly functional office space. The 7,000 s/f property underwent extensive renovations, including upgraded office interiors, a completely redesigned exterior, and significant infrastructure improvements.

“This project was a true repositioning, transforming an outdated structure and bringing it into the modern era,” said Bob Birnbaum, CEO of Hastings Capital. “We saw the potential in this property and knew that with the right investment and vision, we could create a space that meets the evolving needs of today’s office tenants.”

Hastings Capital executed a full-scale overhaul of the property’s exterior, stripping away the aging Mansard roof and installing a fresh new façade. The building now boasts a contemporary brick pattern, all-new storefronts, and sleek bronze solarized glass windows framed by bold, wide-boxed accents. The transformation gives the property a striking, modern aesthetic that enhances its curb appeal and functionality.

Inside, Hastings Capital focused on creating high-quality office suites designed for flexibility and efficiency. The building features six distinct office suites, ranging from 1,000 to 1,200 s/f, tailored to accommodate various business needs. Each suite received extensive interior upgrades, including new flooring, lighting, HVAC systems, and contemporary finishes, ensuring a premium workspace for tenants.

Beyond the interior and exterior renovations, the project also included substantial infrastructure improvements. The parking lot was fully resurfaced and expanded to better serve tenants and visitors, while upgraded HVAC systems provide enhanced energy efficiency and climate control.

“This was a complete reimagination of the building,” said Birnbaum. “From the structure itself to the amenities and infrastructure, we left no stone unturned to deliver a top-tier office space.”

Bohemia continues to be a prime location for businesses, offering accessibility to major highways, Long Island MacArthur Airport, and a thriving professional community.
