Simone Development signs 24,500 s/f in leases at 1 Zeiss Dr.

Thornwood, NY Simone Development Companies has signed 24,500 s/f of new leases at 1 Zeiss Dr. Immortal Fitness leased 14,994 s/f and the Random Farms Kids’ Theater leased 9,506 s/f. Both are relocations.

Ownership was represented by in-house leasing and legal teams alongside the property’s exclusive broker, New York Commercial Realty Group (NYCRG). Immortal Fitness was also represented by NYCRG. The Random Farms Kids’ Theater was represented by CBRE.

Immortal Fitness offers personal and group strength training programs in a facility with 24/7 gym access. The new space will include a full retail and lounge area, individual private bathrooms, showers, saunas, and lockers, an outdoor patio, a group training room, and a main training area with powerlifting equipment, machines, turf, sleds, and more.

Random Farms is a not-for-profit organization that is dedicated to creating a safe environment where children of all backgrounds are encouraged to discover the joy of theater. The customized space will include four rehearsal studios and three vocal studios, all with state-of the-art sound attenuation. The organization, which serves young people in grades K-12, offers group classes, private lessons, and full productions professionally staged at theaters throughout the county.
