Manhattan, NY Jack Resnick & Sons negotiated lease renewals totaling 20,000 s/f with two tenants at 8 West 40th St.
In the larger of the two transactions, Middlegate Securities will extend its 13,334 s/f lease commitment for 10 additional years. The financial advisory firm will re-stack and trade its current third and fourth floor premises for the fourth and fifth floors.
Technology company Merlyn Mind is also extending its lease, retaining its 6,667 s/f space on the 20th floor. Merlyn Mind, which provides AI digital assistant solutions to educators, renewed its lease at 8 West 40th St. for an additional two years.

Resnick & Sons was represented in-house in both transactions by executive managing director Brett Greenberg and managing director Fran Delgorio. Benjamin Blumenthal and Ralph Chattah of Noah & Co. represented Middlegate Securities. Evan Algier and Nick Masi of Cushman & Wakefield represented Merlyn Mind.
Originally designed by Starrett & Van Vleck and acquired by Jack Resnick & Sons in 1962, 8 West 40th St has a distinctive, two-story lobby with electronic visitor access and security, and a fully modernized elevator system with new cabs. The building is Leadership in Energy and Environmental Design (LEED) Gold certified by the U.S. Green Building Council.
Other major tenants at the 137,327 s/f office building include Marchon Eyewear, Hakimian Management Corp., Trammo, Inc., American Friends of Tel Aviv University, The Altman Foundation, eCapital Asset Based Lending Corp., Estel America, Inc. and Jack Victor, Ltd. Retail tenant Heritage Bakery & Cafe opened its first U.S. location at the building in 2021, including an upscale restaurant & pizza bar serving Parisian-style artisanal breads, specialty cakes, pastries and providing an ideal amenity for the building’s office workers, as well as the neighborhood’s visitors and shoppers.
