Manhattan, NY In a transaction arranged by CBRE, Vita Coco, a publicly traded American beverage company (NASDAQ: COCO) and the largest brand globally in coconut/plant waters, has signed a 22,530 s/f office lease at 111 Fifth Avenue. Vita Coco will relocate its corporate offices from 250 Park Avenue South to the entire second floor of the property, a boutique office building in the Flatiron District near Union Square.
CBRE’s Jason Frazier and Jesse de la Rama represented Vita Coco in the lease negotiations. The asking rent was in the mid-$80s per s/f.

Built in 1895, 111 Fifth Avenue is a landmarked neoclassical cast-iron building in the heart of the Flatiron District on the north side of 18th Street. The 13-story boutique office property boasts space with exceptional natural light and unobstructed views, a shared rooftop amenity, as well as a retail concourse offering a variety of food options. It is owned by The Winter Organization.
