Buckinham Props. and LeFrois Dev. partner in $21m Eagle's Landing: A 190,000 s/f mixed-use project

A new mixed-use business park is rising: Eagle's Landing. With up to 190,000 s/f of office and light manufacturing space at 1565 Jefferson Rd., it is another project from Buckingham Properties and LeFrois Development. The project is valued at $21 million. "The location is perfect for office or light industrial users looking for a suburban site with easy expressway access and lots of amenities nearby," said Dan Goldstein, Buckingham's CFO. Construction started in the spring and ground was broken for the second building in August. The buildings' design allows for either a dock door or a glass wall system to be built at the rear entrances to each space making office, light industrial, lab or showroom use easy alternatives. Up to four buildings will be built either one or two-stories tall. Don Lasher, Buckingham's VP of operations, said, "We chose LeFrois Builders to work with us on this project because of their experience with this style of Business Park. And they have the same philosophy as Buckingham: honesty, integrity, and a quality product at a fair price." While marketing materials are being rolled-out into the mail as well as in trade papers, there has been quite a bit of interest in the project from online inquiries. "We have a number of strong leads we are working from inside and outside of the Rochester area, including quite a few from outside NYS. One came from a Wisconsin-based broker the other day who matched their client specifically with Eagle's Landing using our website. They said the location is spot-on for their client. We'll see if it pans out...along with our other leads," said Rick Glazer, leasing and tenant relations representative for Buckingham. The location makes it an easy drive from the city of Rochester, surrounding suburbs and rural communities. "It is an easy commute of less than 30 minutes from anywhere in Monroe County and a good portion of Genesee, Wyoming, Livingston, Ontario and Wayne counties," said Michael Keyes, Buckingham's director of leasing. "The convenient nearby interstate roadway system with I-390, I-490, I-590 and the I-90 NYS Thruway provides for quick access to and from Eagle's Landing." The region is known for its highly-skilled and educated workforce making staffing a business with quality personnel a simple task. Located within a 30-minute drive of Eagle's Landing are the Rochester Institute of Technology, the University of Rochester, the State University colleges at Geneseo and Brockport; St. John Fisher, Nazareth and Roberts Wesleyan Colleges as well Monroe Community College.
