Berger of Norman Bobrow & Co. leases 51,498 s/f to charter school
Brooklyn, NY Bedford Stuyvesant New Beginnings Charter School (BSNBCS) has signed a new 35-year lease for its new high school in a condo building in Williamsburg.
The charter school will occupy the commercial portion of the building located at 217 North 10th St. completed in 2022 by Largo Development.
The school has taken a total of 51,498 s/f on three levels: the ground floor (7,398 s/f), second and third floors (22,000 s/f each) with an asking price of $70 per s/f.
Currently located at 82 Lewis Ave., BSNBCS has secured an expanded charter that authorizes it to run a high school program and offer its students continued growth within the organization. It expects to open its doors before the fall 2024 semester.
Josh Berger of Norman Bobrow & Company represented the school and Jason Frazier and Jesse de la Rama of CBRE represented Largo Development.
“It was incredibly satisfying to help BSNBCS secure its future for many years to come with a fully custom-built-school, in a new building,” said Berger. “The ceiling heights on the ground floor, the private entrance, and private outdoor space were crucial factors in the school’s decision to make 217 North 10th St. its home for the foreseeable future.”
The six-story, mixed-use building was designed by architect Morris Adjmi and completed in 2022 with the residential component consisting of 31 units, according to Largo. It’s North 10th St. location between Driggs Ave. and Roebling St. is two blocks south of McCarren Park.
