Somers, NY Houlihan Lawrence Commercial negotiated two commercial sales in Westchester County totaling $4.725 million.
In Somers, Houlihan Lawrence Commercial completed the sale of 12,723 s/f medical building at 48 Rte. 6. Both the seller and buyer were represented by Jose Cuartas, associate salesperson. The building sold for $3 million.
The medical building, which has been under the same ownership for the past two decades, has a 65% occupancy rate and is anchored by Optum Health that recently renewed its lease for an additional five years. The remaining 35% of the space has been acquired by Somers Sunrise Properties LLC. The space is occupied by Soaring Eagle Physical Therapy.
In Port Chester, Houlihan Lawrence Commercial brokered the sale of 105-107 Adee St. for $1.725 million. The seller and buyer were represented by Mike Rackenberg, associate broker. The 6,300 s/f property consists of two triple net lease retail tenants – AGM Restaurant and Los Remolinos.
The space at 107 Adee St. was being delivered vacant. After securing approval from the seller to market the vacant space for lease while under contract, the broker was able to procure tenant, Los Remolinos. The owner of Los Remolinos is an experienced restaurant/bar owner who previously had a restaurant in Port Chester.
