Manhattan, NY According to Rockefeller Group, property developer and owner of 1221 Avenue of the Americas in Rockefeller Center, Del Frisco’s Double Eagle Steakhouse has renewed its lease for an additional 20 years.
The award-winning steakhouse, which is the first and only location of the Del Frisco’s Double Eagle Steakhouse concept in New York, has been in the building since 1998. The lease renewal, for the massive 25,246 s/f location, will extend the restaurant’s presence in the city until at least 2045.
Founded in Dallas in 1981, Del Frisco’s Double Eagle Steakhouse today has 17 locations in major U.S. cities.
At 1221 Avenue of the Americas, the three-level space has visibility, occupying the eastern-most portion of the building’s ground floor along Avenue of the Americas from 48th to 49th Sts. Floor-to-ceiling glass rises 35-ft., offering views of the Avenue of the Americas from the main dining room and mezzanine. The restaurant, which also offers seasonal outdoor dining along 49th St., is above the building’s privately-owned public plaza, which was completely upgraded in 2022 through a $50 million renovation. The new plaza has stadium seating, new planters, mature trees and more open space at street level.
“Del Frisco’s is one of the best steakhouses in America, and it’s cemented itself as an institution in New York City – a staple of the Manhattan culinary scene,” said Bill Edwards, executive vice president and head of core holdings for Rockefeller Group. “We’re so pleased to continue this partnership at 1221, and to help bring this extraordinary dining experience to tenants, visitors and the greater community for many years to come.”
Del Frisco’s was represented by JLL’s Patrick Smith, Corey Zolcinski and Matthew Schuss. Rockefeller Group was represented by CBRE’s Eric Gelber and Jordan Kaplan, along with an in-house team of Bill Edwards, Marisa Gadlin and Gisele de Chabert.

The building is home to a roster of leading companies spanning finance, law, media and entertainment, as well as Quorum by Convene, a corporate meeting and event space for more than 600 guests. The ownership completed more than $100 million of lobby and plaza renovations to the building in 2016 and 2022, respectively.
