French and Dalzell of SVN rep. seller for $1.925m Valu Home Center; Nuchereno of Arista R.E. assists

Sperry Van Ness, (SVN) has completed the sale of the Valu Home Center to the tenant for $1.925 million. The center is located at 1118 Groton Ave. (Rte. 222).
Joseph French, Jr., CCIM and Thomas Dalzell of SVN represented the seller, a private real estate investment firm based in New York City. Robert Nuchereno of Arista Real Estate represented Value Home Centers, a regional home center chain.
The 50,450 s/f building situated on 5.19 acres is located near the State University of N.Y. The buyer occupied the premises under a sublease from Tops Markets. By creating competition, SVN was able to drive up the price and achieve a higher value for the seller.
