The fitness industry has been growing exponentially. Experienced Fitness Consultants
This is a must. Because someone belonged to a gym does not make him/her an authority of the many new and evolving machines being built. Find someone who thoroughly fact finds. One who seeks your demographic info and the makeup of your clients. Be wary of the plan A,B, or C guy. Every project is proprietary to your own parameters and should be handled with that respect.
Equipment Selection
There are three distinct levels of commercial machines. First is the full commercial units which often have the best warranties and are built to last. Second, vertical market machines are smaller versions of the full commercial and also come with good warranties. Third, is the light commercial which is used mostly in light usage projects like senior centers. They are good quality but have limited warranties.

Resistive Machines
The most used is the single station selectorized machine. There are 12-15 machines to consider but often the basic 8-10 units are picked(bench press, lat pulldown, leg press etc.). Another popular way is the dual machines. They do two functions in one unit(ex.bicep/tricep,leg extension/leg curl). A good mix of 4-6 of these machines does a good job. They are selected for space and budget considerations. The multi station machine has from 3-6 positions. This a great choice in a small space.
Cardio
The treadmill is still king but the infamous elliptical is also demanded. The upright bike, recumbent bike, and rowers add great variety to this very popular area. The choices are mind boggling in this arena. The styles, features, and huge variance in price points demand a lot of research to get the right blend of products. Cardio is now often 50% or more of the entire facility.
Weights
In most housing venues a good 5-50 set of dumbbells with rack and 2-3 benches are adequate. In a more aggressive setting you might consider adding a smith machine or even a power rack.
