Maltzman and Lesser of Leslie J. Garfield collaborate for $3.575m sale: 155 Lexington

Leslie J. Garfield & Co., Inc. sold 155 Lexington Ave., a 4,050 s/f, four-story plus English basement brownstone, located between 29th and 30th Sts. The mixed-use property was sold for $3.575 million. The property is currently configured as a ground floor commercial space and owner's triplex above. The sellers, Richard Kirn and Frank McGuire used the entire property for themselves. The original contract held by Nari Pohani of the Pohani Group, a Manhattan developer, was assigned to 155 Lexington Avenue LLC. Pohani held a portion of the air rights for 155 Lexington Ave. to use for a future development. Leslie J. Garfield & Co., Inc. was the sole broker in the transaction. Sales director Brandon Maltzman represented the seller, while Matthew Lesser, sales director, represented the purchaser. Lesser said, "This was a wonderful opportunity for our client to redevelop the property into a single-family house. Our client intends to expand his portfolio, and has already gone to contract on a number of other properties in Manhattan." Maltzman said, "Both the original seller and contractee were able to complete a creative deal in a challenging market."
