JEMB Realty secures three tenants at 75 Broad St.
Manhattan, NY JEMB Realty Corp. said that two new tenants have relocated and moved in to 75 Broad St. and a third tenant, Modivcare, has signed a new 13,000 s/f lease. The three new tenants represent a total of 32,000 s/f of new leasing.
Gallegos United, an independently-owned full-service marketing agency relocated from its previous New York City headquarters in the Flatiron district. The award-winning firm now occupies 14,000 s/f across the partial 19th floor of 75 Broad St, including a corner wraparound outdoor terrace for employees.
GHD Partners, an internationally-recognized branding and graphic design agency, relocated from Midtown South. The agency’s 5,000 s/f offices will occupy the partial 27th tower floor of 75 Broad St.
Healthcare company Modivcare has signed a long-term, 13,000 s/f lease for a portion of the 6th floor. The company is expected to move into its new space in Q3 2023.
75 Broad St., also known as the International Telephone Building, was built in 1928 as the original ITT headquarters. Designed by Buchman & Khan, the 34-story, 720,000 s/f building was one of the first office towers to be located in Lower Manhattan. As part of JEMB Realty’s capital investment plan, the building has undergone a restoration by MdeAS Architects. Updates include a restoration of the lobby, including original light fixtures, and the marble finishes, refurbishment of the chandelier, new design emphasis on the existing murals, restoration of the marble walls and replacement of the lobby desk.
