What emerging trends will drive investment and development in 2023? Everyone is impacted by the rising interest rates, political turmoil, inflation and change in work lifestyle more so this year than any other. These elements make it very difficult for investors, developers and lenders to proforma out deals. I believe in coming months we will see a tsunami of distressed debt. High vacancy rates in office buildings will continue to be a headache for many building owners, some of which cannot be repurposed until the basis drops even further and until there are favorable zoning changes. That said, always remember that chaos leads to opportunities.
