New York, NY Mulligan Security LLC has signed a 10-year lease for 9,087 s/f of office space at 7 Penn Plaza. The property is owned and managed by The Feil Organization.
Mulligan Security LLC is a division of Protos Security, a technology-enabled security services. Mulligan provides security and fire and life safety professionals to prime high-rise commercial office buildings, major corporate facilities, and company headquarters throughout the tri-state area. Mulligan is relocating from 2 Penn Plaza and will take possession of its new space in August.
“Mulligan was looking for built space near its long-time home in the Penn Plaza neighborhood. The 17th floor unit at 7 Penn was recently renovated and wraps the north side of the building with views over Madison Square Garden next door, Seventh Avenue and Hudson Yards,” said David Turino, director of commercial leasing at Feil, who represented the firm in-house in the transaction. CBRE’s David Hollander, vice chairman, and David Katz, associate, represented the tenant.
Other tenants at 7 Penn Plaza building include ComScore Networks, venture capital firm SOSV NY LLC, Starbucks, and The Feil Organization.

Located at 370 Seventh Ave. between 30th and 31st St. on the border of Chelsea and Hells Kitchen, the 411,000 s/f 7 Penn Plaza is adjacent to Madison Square Garden with access to Pennsylvania Station and the new Moynihan Train Station, which houses the Long Island Railroad, New Jersey Transit, Amtrak, and MTA Subway lines. Built in 1921, the 17-story building offers 24/7 access, on-site management, city views, natural light, and modernized air conditioning systems.
