Granger Construction constructs The Bradford, a 23-unit apartment complex - $3.5 million project

A former nursing home on the east side of the city is being transformed into luxury apartments. Previously known as The Hill Haven Nursing home, this facility has been vacant for six years but is now getting a new use, thanks to a $3.5 million investment from developer Joseph Queri Jr. of Pittsburgh, Penn.
Queri Properties selected Granger Construction Company Inc. of East Syracuse to provide the construction that is transforming the former Hill Haven nursing home facility into 23 luxury market-rate apartments. The new apartment complex, located at 4001 East Genesee St., will be named the "The Bradford," featuring elegant rental residences. This was named after the Bradford Heights section located nearby. The project was designed by MacKnight & Associates Architects.
Granger Construction worked closely with the owner and architect in a collaborated effort to design and construct a unique project that is targeted at empty nesters. While much of the character of the building exterior has remained intact, the interior was completely gutted to create a completely new living environment for the new tenants. Special features include open style kitchen and living areas, exposed building structure in the ceilings, individual mechanical systems, and other custom amenities not often found in typical apartment units.
These special enhancements include cherry cabinetry, granite countertops, stainless steel appliances, upgraded lighting, walk-in closets and fireplaces. The residents will also benefit from a new fitness room and private club room that is featured on the premises. All new plumbing, electrical, and energy efficient mechanical systems were installed throughout the building.
The Bradford will include 19 two-bedroom units and four one-bedroom units, ranging from 900 to 1,600 s/f. This will provide excellent housing opportunities for middle-income households and empty nesters who wish to downsize and enjoy a more relaxed lifestyle.
The property features 54 on-site parking spaces, newly renovated courtyards and walkways, decorative retaining walls and new landscaping.
Construction work was started on the project early this summer and is expected to be completed, ready for occupancy by late November or early December.
The average unit will be $1,800 per month to rent. Leasing will begin when the first model unit is complete.
The city welcomed the commitment on the part of the developers for the project. At the ground breaking ceremony, city officials said, "This is a great example of economic development in this city when private developers and both branches of city government work together."
The city council approved a PILOT agreement to facilitate the project and the Syracuse Industrial Development Authority has assisted with the project as well.
