Tenancy-In-Common
Argus Realty's tenant-in-common (TIC) program allows §1031 exchangers to replace their current investment property with a fractional interest in a professionally managed, institutional-grade property. This has emerged as a preferred vehicle for §1031 exchanges, since it allows owners to defer taxable gains from sales of existing investment real estate, while escaping day-to-day management headaches. A typical TIC exchange would involve no more than 35 investors combining their equity to purchase an office building, apartment complex, or retail center. Each investor holds title to their pro rata portion of the property as a tenant-in-common. Argus Realty, the real estate sponsor, will negotiate the purchase of the property, obtain the financing and manage the property on behalf of the investors. A TIC exchange can allow you to share in both the benefits and burdens of ownership. This includes cash flow, tax benefits, and appreciation of large institutional-grade real estate, without having to personally oversee its daily operation. Richard Gee is the chairman and CEO of Argus Realty. He has more than 35 years of commercial real estate experience in brokerage, syndications, acquisitions, debt and equity financing, asset management, joint ventures, and development and rehabilitation of commercial and apartment projects. Over the course of his career, Gee has held senior management positions with both institutional and privately held companies, overseeing numerous multimillion-dollar commercial real estate acquisition and rehabilitation projects. He is a licensed California real estate broker and has a degree in Electrical Engineering from the University of Miami.
Timothy Snodgrass is the president of Argus Realty. He is the founding president of TICA, and has lectured extensively throughout the U.S. on IRS Code Section 1031. Snodgrass is also a founding member of the certified exchange specialist designation, and is a member of the Certification Council. He received a bachelor of arts degree from San Diego State University and a juris doctorate from Thomas Jefferson School of Law, and is registered with series 22 and 63 securities licenses as a member of the NASD/SIPC.
Maxwell Drever is a principal Investor of Argus Realty. He has been a value-added real estate investor for more than 30 years. He is known as a contrarian investor, with a national reputation based on his successful strategy of buying tired, sometimes troubled, but always well-located properties and repositioning them as affordable B+ housing. In 1997, in one of the largest private-to-public transactions to date, Drever's portfolio of 18,000 units was merged into Walden Residential Properties, Inc. at a value of $670 million. He retired until February 2000, when the Olympus Group of Dallas acquired Walden's outstanding shares, terminating the non-compete clause Walden had with Drever and allowing him to once again seek new, value-added real estate investment opportunities for his family and fellow investors. He holds a degree in Finance from the University of Illinois and is a certified property manager.
Todd Williams, Esq. is the chief marketing officer for Argus Realty. Williams is an attorney specializing in IRC 1031 Exchanges, Reg D. Securities and TIC offerings. Prior to joining Argus, Williams was the assistant vice president of Investment Property Exchange Service, Inc., a national qualified intermediary directly affiliated with Fidelity and Chicago Title. Williams is a frequent speaker and panel expert on the subject of 1031 exchanges and TIC offerings and frequently conducts continuing education seminars for attorneys, CPAs and real estate professionals. Williams has a diverse background, which includes being a founding partner in The Law Offices of Rojo, Williams, Schlegel and Moyers. In addition, Williams is a licensed real estate broker in the state of California. He is also registered with series 22, 39 and 63 securities licenses as a member of the FINRA/SIPC. Williams graduated cum laude from Thomas Jefferson School of Law in 1998 and received his bachelor's degree in Criminal Justice from Cal State Univ. of Fullerton in 1992.
