Brooklyn, NY M.C. O’Brien, Inc. completed leasing and disposition of several leases on behalf of its long term client, Brooklyn Community Services (BCS). William O’Brien, SIOR represented BCS in each deal and was assisted by his associate Davon Peters. These transactions total 32,287 s/f.
In the first transaction, BCS committed to a 15-year lease for 7,384 s/f at 1595 Broadway in the Bushwick neighborhood. The site will house a Day Habilitation Program adhering to an internationally recognized “Club House” standard. Clients will be the ultimate decision makers for the actual services provided on-site, which look to provide clients living with mental illness, opportunities for friendship, employment, housing, education and access to medical and mental health services in a single caring and safe environment. Construction is slated to commence soon with an opening in early 2021.
BCS also leased 10,257 s/f at 132 32nd St. in the Sunset Park neighborhood. The BCS Turning Point Work Force Development Program along with several smaller programs will be housed in the newly constructed facility, which will have an outdoor courtyard, to provide a recreation area and a community green space.
BCS entered into a 10-year lease for 4,200 s/f at 1491 Broadway three years ago, for a family support program. Recently, the space was deemed excess. M.C. O’Brien, Inc. marketed the space and identified a requirement in the area for the Coalition for Hispanic Family Services. An assignment of the lease was negotiated between BCS, the Coalition and ownership by M.C. O’Brien.
In the last transaction, M.C. O’Brien negotiated a lease for BCS’s day care operation at 101 Fleet Pl. in the Fort Greene neighborhood. The existing day care operation is housed in a building slated for demolition and redevelopment. BCS committed to a 10,000 s/f space at 180 Myrtle Ave., on the ground floor of a newly developed tower. Occupancy is slated for early 2021.
