Delancey Street Associates' 242 Broome development commences closings; Designed by SHoP Architects with interiors by DXA studio

Manhattan, NY 242 Broome, the first condominium within the highly-anticipated Essex Crossing development on the Lower East Side, has officially opened to residents, according to developer Delancey Street Associates. The 14-story building, designed by the renowned SHoP Architects with interiors by DXA studio, topped out in April and is now over 65% sold.  Appointments can be made through the on-site sales gallery to view the offering and the two-bedroom, 2.5 bathroom model residence.

“We’re thrilled to welcome the first residents of 242 Broome to their new home,” said Ben Baccash, assistant vice president of Taconic Investment Partners. “As Essex Crossing continues to take shape, residents will have access to an array of dining and entertainment options, including The Market Line, an expansive bazaar-like marketplace that is slated to open later this year. Residents will also be able to enjoy the Lower East Side’s art galleries, museums and the International Center of Photography, which will be housed in the building.”

Powerful and sculptural in form, 242 Broome stands as a testament to the ongoing evolution of its neighborhood. Designed by SHoP Architects, the firm behind Barclays Center in Brooklyn, the building features a champagne-colored façade of anodized aluminum, with bends and angles in the metal that resemble the iconic fire escapes of the neighboring buildings. Starting at the fifth floor, the building begins to twist in shape slightly westward, allowing for dramatic views, natural light and maximum privacy.

The interiors present a subtle palette of rich materials, including white oak, grey-veined marble and warm-toned millwork. The kitchens feature Gaggenau appliances housed in custom-designed walnut cabinetry, complemented by polished Calacatta marble countertops, backsplashes and islands. Clad in honed marble, each master bath is adorned with polished Dornbracht fixtures and custom-built walnut vanities with deep drawers. 

In addition, 242 Broome offers an amenity package with an expansive, private fitness center and an entertainment lounge with a catering kitchen, regulation size pool table and formal dining area to host a party of 10. The space has an adjoining children’s playroom. A landscaped and furnished rooftop includes an outdoor kitchen with grills for entertaining amid 360 degree views of the skyline, overlooking One World Trade Center and spanning from the Manhattan and Brooklyn Bridges to the Verrazano.

Buyers will receive a complimentary, one-year membership to the International Center of Photography (ICP), which will relocate to 242 Broome in 2019 and serve as the cultural anchor of Essex Crossing. The membership includes all access admission to the ICP Museum with discounts and special incentives for ICP courses, workshops, lectures and public programs. Residents will also enjoy ICP’s members-only exhibition openings, events, and private curatorial walk-throughs, among other perks.
 
Delancey Street Associates recently formalized a partnership with ICP and Make it Nice, the hospitality group of Eleven Madison Park co-owners Will Guidara and Daniel Humm, to host private events on the top two floors of ICP’s new home.

242 Broome is situated at the corner of Broome and Ludlow Streets on the Lower East Side, a dynamic neighborhood that is rapidly becoming one of the city’s most desirable places to live, dine, shop and play. The $1.5 billion Essex Crossing project includes nine sites spanning six acres within the neighborhood--an area that sat mostly vacant since 1967. Spanning three city blocks along Broome Sy., The Market Line will gather a diverse mix of more than 100 locally sourced food, art, music and fashion retailers that embody the character and culture of the Lower East Side. The newest vendors include Lower East Side staples The Pickle Guys and Doughnut Plant, in addition to Lebanese-nut purveyor Castania Nut Boutique, which will be its first U.S. location, and cold-pressed juicer Substance Vitality Bar.
 

Essex Crossing has captured the attention of buyers and renters alike. The Rollins, a luxury rental building located on the corner of Broome and Clinton Street, which launched leasing this spring, is 92% leased. Named after legendary jazz saxophonist Sonny Rollins, who was a resident of the Seward Park neighborhood in the 1950’s, the 16-story mixed-use building is the second building delivered at Essex Crossing. The Rollins features interiors by K&Co that include 10’ high ceilings and double-pane windows that overlook the Empire State Building and Williamsburg Bridge.
